We start the building process for customizable spec homes with a buyer in mind, even though we may not have met them yet. Although the floor plans of our customizable spec homes are already in place, you can customize the finish.  The sooner you contact us during the building process the more customizable your home can be.  You can generally choose paint colors, flooring and countertops, and in some cases even doors, cabinets and trim.

Building a custom home is a hands on experience for our clients.  We work together to plan and build a home that fits your style and family.  Each home is different, yet the building process you’ll go through is similar:

First thing’s first:

For custom homes, either the client comes prepared with a lot they have picked out on their own, or we help them find a lot.
After a lot is chosen, we create a floor plan that fits your family and the selected lot. During this phase, we figure out the numbers, develop and sign the contract.After finalizing the contract and before beginning foundation work, we choose windows, doors, plumbing finishes and other items affecting the home’s framing dimensions.

From the ground up:

Next, your lot will be prepared for building your home.  If needed, we’ll begin excavating then we’ll pour the foundation and do the plumbing ground work.Then the framing process begins. Framing can be the longest step in the construction process. We use the time it takes to frame as an opportunity to select the interior finishes. At this time you’ll select the interior and exterior finishes in your home including:

General Interior Finishes

  • Tile
  • Backsplashes
  • Hardwood flooring
  • Carpet
  • Shower style
  • Paint

Cabinetry & Countertops

  • Kitchen cabinets
  • Bath cabinets
  • Misc. cabinetry
  • Granite or other solid surface countertops

Exterior Finishes

  • Brick type and color
  • Fascia color
  • Siding color
  • Any other exterior finishes

After we finish framing and station the windows and doors, the rough-ins stage begins. Plumbing, HVAC, security systems and electrical work are roughed in and inspected.

During this phase we complete the roof and exterior finishes and may begin landscaping depending upon the weather. After the all of the rough-ins are finished, insulation is installed and the home is inspected. Sheet rock is hung after the home passes inspection.

Internal transformation:

Now, your selections will be installed, transforming the house from a construction site to a home.

  1. We start with hard surface flooring- tile and hardwood.
  2. Next the cabinet installation and trim work begins.
  3. We’ll finish the tile showers while the trim work is underway.
  4. Countertops are templated, and lighting is selected.
  5. Painters arrive to give color to your rooms.
  6. Once the painting is complete and dry, the granite is installed.
  7. Last but not least, we’ll add door knobs, towel holders and toilet paper holders.

Then, it’s time for trim punch out, when we’ll finish the finish work. We’ll begin with plumbing trim out, when faucets and toilets are installed. Next, we’ll do the electrical trim out, and all of the light fixtures are put into place. Finally, the house is swept and the carpet is installed.

The big finish:

Now your home is complete and it’s time for the final walk through. We’ll admire your new home and if needed, schedule final adjustments and inspections. After closing and when everything meets your expectations you’re free and clear to move in!
